System is not operating upon arrival. Tenant says that maintenance cleared up drain line but eventually it stopped draining and stopped cooling the home. I first checked out the air handler to make sure evaporative coil was not freezing up. No freezing and no sign of condensation buildup. Didn’t notice the evaporator coil was very dirty and as well as the blower. Blower motor is also leaking oil. I recommended evaporator coil cleaning, as well as blower cleaning. thermostat is responsive when calling for cool. Condenser unit is located right behind apartment. I noticed when, approaching the unit that it was not turning on, but it was sending power to contactor. I noticed that the contactor was burnt up from electrical damage and also noticed no amperage. Going to compressor or fan motor. Dual AC starter was out of range so needs to be replaced. Also recommend adding a hard start kit to avoid harsh, start ups and lower amperage. Called Priscilla for confirmation of work. she agreed and
replaced smoke detectors and dropped off paperwork.
Upon arrival, the tenant is not home. On-site maintenance guy explained that he has recently replaced the service valve as well as the Schrader valve; he then recovered all of the R22 out of the system and pulled a vacuum; the vacuum would not go below 1000 microns and as soon as he would stop pressurizing it; the pressure would destabilize. this indicates there is a leak present in the system; and these type of systems it is usually in the evaporator coil in the air handler in the ceiling. Put together estimates to do a fill with a UV light capable leak search, however, due to the age of the system in the cost of the repairs, as well as the leak likely being in the coil, I recommended replacing the system; will provide estimate to property manager, so she can push it up the ladder. Installation Project system replacement is complete
Arrived on site to perform diagnostic on a 31-year-old package unit Upon arrival, system is cooling however, shortly after arrival, I noticed the compressor turned off, but the outdoor fan stayed running; checked amperage on compressor and it was pulling 0 A. Removed disconnect from system, and checked ohms on compressor. When checking common to start; the ohm rating was jumping between 300 and the upper 600’s which indicates a failing compressor. Recommended replacing the system and put together a few options; one swap out for a similar gas/air conditioner and two for heat pumps; one heat pump qualifies for variable speed rebate, and the other qualifies for the two stage rebate Josh Plans on getting another estimate two. Informed him of our guarantee, and he will let me know how he would like to proceed

System is not operating properly upon arrival. Tenant says that water was leaking from the ceiling where the air handler sits the other day. He says one maintenance came to check out the system, a lot of water came out upon opening the system. He said that maintenance went outside by the condenser unit to do some work. Systems still continue to leak water from the ceiling. Filter was recently replaced two days ago. Opened up system to check components. Evaporator coil has a ton of gunk buildup, causing air restriction. That’s gunk buildup is also on the draining pan which was the reason why the drain line got clogged up. Located the drain line in the patio. Cleared out drain line and ran hot water from the pan. Over a few times continuing to clear out the drain line. The water finally started to drain by itself. Ran in tested system. All water is draining properly. System was left running upon departure.
System is not operating upon arrival. Beverly says that the system shut off the other day and never came back on and started showing an error code on the thermostat. I first started out by diagnosing the air code from the thermostat. I ran a couple test from the thermostat and reset the communicating system as well as the heat pump. I then went out to the breaker and reset the breaker. And then ran a diagnostic test from the thermostat and started up the unit. I ran the system for about 10 to 15 minutes, temperature split was between 18 to 20°. Low side line set was producing condensation. system was operating normally. Spoke with Julie and told her everything that I did today. Also got her rental property onto our CCC membership program so we can come maintain her system for years to come. Beverly was very satisfied and system was left running upon departure.
came to see why water was leaking out of air handler. System operates upon arrival. While removing service panel water started to drain out from panel. I noticed that the previous person that worked on it drilled a hole in the drain pan. I let water drain out from the hole. I noticed drain pan was very rusty and gunk was buildup. I located the drain line outside the apartment unit. I realize that it was in the patio. I cleared out the drain line from gunk buildup and ran solution through the drain line from the pan. ran water to test drainage. All water is draining properly. System was left running upon departure. Spoke to management on my work and for payment.
System is not running properly upon arrival. management tells me that system runs but then freezes up. I did a thorough evaluation on the whole system. Outside unit is a good man, R 22. Inside unit is a pancake air handler. Thermostat is responsive and calling for cool. Filter looks like it was recently replaced. Evaporator coil is covered in debris, causing no airflow. Evaporator coil needs to be clean. Blower is also very dirty. And needs to be cleaned. Blower capacitor is still within range. Disconnect box and fuses are in good condition on outside unit. Dual capacitor is still within range. Contactor is still in good condition. low side produces condensation, but then freezes up. temperature split was between 18 and 20°. Management says they would like to know a price to remove old refrigerant and add new refrigerant. They also want a price to clean evaporative coil. Waiting on approval. System was left as is upon departure.
Inspected duct work and blower motor. Duct work is pretty dirty and dusty as well as the blower motor. I’ve created a couple different options for the ductwork cleaning. I made sure everything was put back together upon departure.
Seal on drain line where the PVC meets the metal that was existing prior to install was leaking; removed PVC that we installed and put in a bigger coupling. Reconnected drain line and sealed properly. Work done under labor warranty as warranty expires on June 20. It is not yet June 20.

Arrived on site to perform maintenance on a-year-old system. Upon arrival system powers on when calling for cool at thermostat and presents a 20° temperature split. Phil stated that occasionally throughout the night he will hear a humming sound coming from inside the closet where the air handler is even when the system is set to off. Listen for sound throughout entirety of evaluation and did not hear sound. Filled condensate pump all the way up and showed the sound it made at which point we were able to identify the sound having been the condensate pump doing its job and draining the water from the system. All motors are pulling proper amperage and all capacitors are within spec. No burning circuit. All contactors are in perfect shape. Blower fan is very clean like new and so is the evaporator coil. Drain line and condensate pump are free of any backups. Tested system after evaluation and system is operational upon departure.

Upon arrival I found system in a lock out. Noticed that the gas valve was in the off position. Turned on the gas valve and reset the system. System turned on and now heating. Also removed extension cord from water heater.
Installed S-40 thermostat to eliminate S-30 and the hub. Once doing so called for cooling from s-40 thermostat. Found outdoor unit not coming on due to system not having 24 volts. Hooked up common wire in the furnace and now condenser has power. Fixed condensation primary drain from evaporator coil and heating side. Called for cooling down stairs to find only the down stairs cooling. Called for cooling upstairs to find only cooling upstairs. Helped customer install app on his phone for s-40 thermostat. Asked customer for any other concerns he said no more concerns.
Instructions unclear and system not working when we got there, need a service tech to diagnose problem with system first
