Potential refrigerant leak present; original temperature split in the home upon arrival and shortly after turning on the unit was 12°; kicked temperature up to increase by about 10° and recheck temp split after inspecting outdoor unit and evaporator coil for potential leaks; no visible leaks present and none of the joints have any refrigerant on them either. I suggested observing the unit for any additional icing/water and will return in a few few days to add UV sealant if necessary.
I met with the client to conduct a heat load calculation and design a performance comfort system tailored to their needs. Additionally, I evaluated the current system setup, measured for the new system, and inspected the ductwork and airflow to ensure optimal comfort and performance.
System is operating upon arrival. Shamiran Has no issues with systems or airflow. Shamiran also wants me to install a nest thermostat that she purchased with an adapter, with no warranty. Furnace is located in hallway closet. Thermostat is responsive when calling for heat. Furnace powers up and goes through sequence of operation. Temperature rise is within range. Circuit board shows no signs of electrical damage. All electrical components were tightened up. Inducer amperage is higher than normal. Pressure switches are operating properly. Ignitor is within range. No gas leaks coming from valve or lines. Burner assembly was brushed off. Flame sensor was cleaned. Blower is dirty and should be cleaned. Blower capacitor is out of range. Blower amperage is higher than normal. Debris on blower motor looks wet, oil from motor possibly leaking out, due to motor over working because of the dirty blower. Will call Shamiran to see what she wants us to do next. System was left running upon departur

Came to replace faulty gas valve with a new gas valve. Tested for gas leaks. No gas leaks present. Ran and tested system after replacement. Everything is operating normally. Rise is within range. Need to come back to replace thermostat and furnace tuneup. System was left running upon departure.

Came to perform tuneup, system is not operating properly upon arrival. Converted tuneup to diagnostic call. Diagnosed a bad gas valve. Order gas valve with Goodman. Will be coming back Friday from 8 to 12 to replace gas valve, install nest thermostat, and perform tuneup. System was left as is upon departure.
Mohammad & Homair Have no issues with systems or airflow. They do have a concern with filter being dirty every six months. They also had an issue with fan coming on at random times. I helped them remove the fan circulation schedule and switched it to auto so whenever the system comes on the fan will turn on. Both thermostats are responsive when calling for heat. Air handler is located in attic with ductwork and insulation. Ductwork and insulation look original to the home, but no signs of any defects in ductwork or insulation April air filter was dirty and needs to be replaced with a new filter. Evaporative coil is still clean and all water is being drained properly. Blower is still clean and amperage on blower Motor is still within range. Temperature split is within range. Heat pump is located in backyard. Coil was dirty so I hosed it down. All circuit boards showed no signs of any electrical damage or codes. All electrical components were tied up. Arrived on site to perform diagnostic on a seven-year-old package unit. Upon arrival system is trying to operate however, there’s no hot air coming out of the vents and there is cold air coming out of the pipe. this usually indicates that there is an issue with either a high limit switch, which is preventing the fire from staying running or ignition having failure. Checked airflow at all the vents and airflow was proper. Temperatures were OK as well. Checked fan for function and fan was operating properly. Inspected air filter and air filter is clean. Noticed flame sensor and igniter were very dirty in addition to being spiderwebs all over the burner assembly; recommended having the burner assembly cleaned with the igniter and flame sensor. Raymond agreed and it was complete today. System ran for 20 minutes after initial start up; then the components were cleaned and the system fired right on.
System is operating upon arrival. Christian has no issues with systems or airflow. Furnace is located in attic. Both thermostats are responsive when calling for heat. Disposable filter was replaced, supplied by Christian. Insulation and ductwork are original to the home but no signs of defects. Zoning board and dampers are in operating condition. Circuit board shows no signs of electrical damage. Inducer and blower motor amperage’s are within range. Blower Capacitor is within range. Blower is showing signs of a lot of debris and should be cleaned. Pressure switches are in operating condition. Igniter is within range. Flame sensor was cleaned off. Temp rise was within range. Also recommended a pure air x polarizer, to keep the system clean and provide better air quality to the home. I saw a few air purifiers so definitely recommended. Christian will let us know when he is ready to move forward. System is operating upon departure.

Recommend replacing with new surge protector. Inducer and blower motor amperage are within range. Inducer motor capacitor is within range. Burner assembly was brushed off. Flame sensor was cleaned. Todays visit I’ve completed a 21 point tuneup on both furnaces and sanitized all the ducts. MFG DATE: 2017/2018 EQUIPMENT MFG:RUUD Upon arrival the client stated that the system has been good. The air filter is located downstairs and upstairs . The filter is in a okay condition. The duct work is located in attic and underneath. Ducting is sealed and intact. Attic insulation is okay. Furnace is located attic and garage. I removed the service panel from the unit. Tightened all electrical connections. Blower motor was measured at 7.5 amps Blower wheel is little bit dusty. Indoor coil was okay. Outlet gas pressure was 3.6 WC. Inducer motor amp draw was .98 amps . Hot surface ignitor was good. Cleaned flame sensor. System is operating correctly. WORK SUGGESTED: keep up the maintenance. I recommend upgrading your filtration system to something that is more effective. I will be creation options for your IAQ.

Duct Cleaning
Called about questions of thermostat and if we can install for her. We can install for her but won’t be covered under warranty. She will let us know when she wants us to come by, sometime a week from now.
Both systems are operating upon arrival. Spoke with Martha, she says there’s no issues with systems or airflow. Added mini split to membership. Checked all electrical components and everything is looking good and within range. All amperage are within range. All electrical components were tightened down. Blower and evaporative coil are clean. Filter was replaced with new filter, Martha provided. All water is draining properly on both systems. Temperature rises within range on both systems. Both thermostats are responsive when calling for heat. Made sure both systems were washed down. Dual AC capacitor on Lennox unit is almost out of range and should be replaced to avoid any complications in the future. Contact her Lennox unit is also burnt up and should be replaced to avoid any problems. Martha has to speak to Jesse, she is out of town at the moment. Both systems were left running a pond departure.
Went over option for Daikin 4 ton heat pump with all new duct work.

Called Ana to answer any questions she might’ve had with my thorough evaluation on her system. She wanted to know why all of a sudden the fan was dirty, I let her know that our previous invoices have stated that it’s been dirty ever since. She wanted to also know why I was recommended replacing the system. I once again was just clarifying that we don’t recommend spending too much money on an older system. I also let her know that because her fan is dirty. It caused the oil in the motor to leak out. I also let her know that air quality in the home is 2 to 5 times dirtier than the air outside so that’s why I recommended an air cleaner When cleaning the fan. She said she was interested in a new system for possibly April and will be getting multiple bids. I then let her know that it was fine that the system was fine but dirty and efficient. The dirty fan is blowing debris through the ductwork and coming out the vents to the air. Newer filters would cause the system to not keep getting dirt
Kit reported a bad smell emanating from the downstairs return air ducts. I conducted a thorough inspection under the house and visually examined the ductwork; no damage was found, and all ducts appear intact and sealed. I also disassembled the furnace to check for rodents or signs of rodent activity, but everything appeared normal. An estimate for cleaning and sanitizing the ductwork has been sent to address the odor issue.

Ran for 10 min and began to check components. All motors are pulling higher amperage. Circuit board shows no signs of electrical damage. Fan is very dirty and should be cleaned. Dirt is what is causing higher amperage on motor. Pressure switch is in operating condition. Burner assembly was cleaned off. flame sensor was cleaned off. System is 32 years old. Still an operating condition but very inefficient and dirty. Recommend getting system clean, fan cleaning and adding a better filtration system. But we don’t recommend spending more than $500 on the system 12 years or older. Recommend replacing system with higher efficiency. Spoke with management, and they want estimates sent to them. System was left running upon departure.
came to do blower cleaning and check evaporative coil. Before I started cleaning, I replaced both filters from the return grills. I went ahead and opened up the evaporator coil to double check to make sure if it was dirty or not. Evaporator coil does show debris buildup and should be cleaned. I called David to let him know about the work that was going to be performed. He said he got a quote from a different company to get both blower and evaporator coil cleanings for a much lower price than what we were doing it for. I brought the price down 100 bucks more, and he still wasn’t convinced. I put a lot of emphasis on the job that I do and make sure everything’s done properly. I closed up system and made sure it would run properly after. System was left running upon departure.

Upon arrival upstairs, thermostat responsive to call for cool. Instructed that if the face plate goes blank again, they may pull the thermostat directly off the wall and put it back on, and that usually tends to fix the problem with these communicating thermostats.
