The duct work is located in attic. Ducting is sealed and intact. Attic insulation is good. Furnace is located closet. I removed the service panel from the unit. Tightened all electrical connections. Blower wheel is clean. Indoor coil was clean. Return temperature was 80 degrees. Supply temperature was 63 degrees. Outdoor unit is located ground. Removed the service panel from the unit. Cleaned all debris from the electrical compartment. Tightened high voltage on the contactor switch. Contactor pads are good. The unit is equipped with a 70 MFD capacitor. Furnace is located closet. I removed the service panel from the unit. Tightened all electrical connections. Blower wheel is dusty. Return temperature was 67 degrees. System would turn on but would not produce any cool air. I found out that the capacitor when out. I’ve replaced the capacitor and installed a hard start kit. The system kicked on right away. System is cooling as of right now, However it is on the older side and making it less reliable. I don’t not know how long it will last but sooner or later the system will have to be replaced.

System is not operating upon arrival. Shamiran says that she gets no airflow coming out of the vents, cold air. Thermostat is responsive when calling for cool. Went to the condenser unit and I noticed that the system wasn’t on, contactor wasn’t pulled in and compressor and fan motor were not on. At first check power from the disconnect and I was getting 240. And then check the fuses and the fuses were good. And then check the contactor and contactor was pulling in 240. I checked the capacitor and noticed that it was still within range. And then push the contactor in and system came right up. System was at a low pressure lock out. I put my gauges and I noticed that refrigerant levels were low. I recommended adding refrigerant and easy seal to get the system back up and running and not leak out anymore refrigerant. Shamiran just wanted refrigerant added. I added 4 pounds of refrigerant system came back on without having to push in the contactor. Temperature split in the home was at 20° s

System is running upon arrival. Dennis says that his tenant has been saying that cold air doesn’t come out on the hottest days of the summer. Dennis says that the thermostat possibly is not responsive. He also wanted me to take a look at his furnace, air handler. I went up to the attic to check the air handler and the circuitboard. No signs of any electrical damage. I tried to see if I could adjust the fan speed but it is adjusted through the thermostat. temperature split was between 18 and 20°. I double checked to see if any ducts were crushed or any defects in the system. Everything is normal and operating normally. I reset the wireless thermostat. Ran and tested system again and everything is operating normally. Denises tenant also mentioned that it goes on recovery mode on hot days. I let them know that it means it’s some type of eco-mode which causes it to save more electricity. I offered to disable recovery mode so it’ll cool the home on the hottest days of the summer. came to see why mini split in one of the classrooms was leaking, and to see why mini split in kitchen was not cooling. I noticed that mini split in classroom was not draining the condensate water. I cleared out all the hoses from the pan to the condensate pump and still water was not draining. I then came to the conclusion that the condensate pump had failed. Pump is located in attic above mini split. Replaced it with a new condensate pump and new hoses. Ran and tested system. Everything is operating normally. All water is draining properly. Payment will be collected through bill.com.

System is not operating properly upon arrival. spoke with Kaleigh, David’s tenant. She says that air is blowing out of the vents but it’s not cool. Temperature split was off. And when approaching condenser unit I noticed it was very dirty. I could hear the contactor was engaged. Contactor shows no signs of electrical damage. I checked amperage and no amperage was being sent to compressor or fan motor. I checked dual capacitor and noticed it was out of range. I recommended David to replace the dual capacitor, starter and add a hard start kit to increase the longevity of the components in the condenser unit as well as keep the amperage low. I also recommended David to join our CCC membership program so we could come out to maintain a system. David agreed so I installed dual AC capacitor. Need to come back to install hard start kit. Upon arrival outdoor fan was running but the compressor wasn’t. I replaced the capacitor and the compressor kicked right on. I’ve noticed that the condenser coil was super dirty which caused the capacitor to go out in the first place. System is cooling upon departure. I recommend having the coil washed

Upon arrival outdoor unit wasn’t turning on but indoor was. I found out that the breaker was bad. So I’ve replaced the breaker and checked amp draw for the unit. As of right now nothing was over amping. I’ve also washed out the unit and made sure it was nice and clean. I was receiving a 20 delta T. As of right now everything is working properly however system is on the older side which makes it less reliable

Arrived diagnosed system and found no faults unit is working properly howeveri found the unit is a mini split and the thermostat is a wireless thermostat so that explains the wires not being connected explained to the customer how the thermostat worked and that i couldn't be swapped out for a new one

System was on upon arrival. Dennis informed me of the situation. Thermostat is responsive when calling for cool. Filter looks like it needs to be replaced. Temperature split was at 1°, But it felt cool in the home. I first clean the line sets and a portion of the earthquake pad, where there was oil. I sprayed lines with soapy water. No signs of any bubbles appearing in line set or connections. I plugged in my gauges to check pressures. Pressures were consistent, but low. We will be coming back to do a Sealant job on this unit.

System is not operating properly upon arrival. Came to clean evaporator coil from kitchen oil gunk. Cleaned evaporator coil with solution, scrubbed fins with light brush. Washed down evaporator coil inside system. Drained out all water. Washed out filter with solution to get majority of the gunk out, still not 100% out. Cleaned off cover of air handler with solution. Ran and tested system after cleaning. Everything is operating normally. Temperatures have dropped. System was left Running upon departure.

Came to add refrigerant to a mini split that was low on refrigerant. Previous visit I noticed that the lines it was freezing up so I checked for restriction of airflow, but there was no restriction, filters were washed and cleaned, and coils were clean. Indicating low refrigerant. Came back and started adding refrigerant and noticed that pressures weren’t holding. I try to locate the leak with soap water, but no leak was present, spoke to Sean and he says it’s most likely in the coil. need to come back with a leak detector to locate the leak in the coil. System is left as upon departure.

Michael seemed competent, helpful, and friendly. No points to deduct. Questions about quality and pricing are more or less irrelevant. I'm on a service plan, so the price for a checkup doesn't vary. Also, the system in question was working fine before Michael showed up, and it's still working after his departure. It appears, therefore, that he didn't break the system 😉 OTOH, I don't have technical expertise to evaluate the work.
