System operates upon arrival. Phillip says that the system never stopped working but the drain line would get backed up and caused it to overfill into system. He let me know that they redid the drain line to help drain better but then it was causing leakage/water damage on the carpet in front of the closet where the furnace sits due to drain line going straight down under the home. Phillip said that there was no access to under the home or to the attic because of the way the house was built. He let me know that he was planning on installing a drain line through the wall to go outside. I recommended adding a flood switch and a condensate pump to help drain out the water as well as if it were to back up again, the flood switch would cut power to the system to avoid, any future damage. Phillip will let us know whenever he is ready for the repairs, I will follow up with him next week. System was left running upon departure.

All electrical components were tightened up. April air filter is dirty and needs to be replaced. Blower is clean. Amperage on blower is within range. I noticed there was a disposable filter in the return and I removed it letting Clariece know that she already had a filter up in the attic, so there was no need for tube, causing air restriction. System is operating upon arrival. Dave and Sylvia have no issues with systems or airflow. They do have a concern with the vents in their bedroom, making a vibrating noise. I addressed the issue first and I tried to adjust the vent to make sure it wasn’t making the vibrating noise anymore. Both thermostats are responsive when calling for cool. air handler is located in attic with ductwork and insulation. Ductwork is original to the home but no signs of any defects. Insulation meets code. Zoning board has no issues. Circuitboard in air handler is free from any electrical damage and or loose wires. All electrical components were tightened up. blower is clean and amperage on blower Motor is within range. Evaporator coil is clean and produces condensation. All water is draining properly. Dennis described issue regarding temperature not matching setting on thermostat; he stated that it’s been OK today and most other days however, during the hottest of the days we’ve had so far this year the thermostat doesn’t match the temperature. Unfortunately, Dennis did not take a photo of the temperature gap that was present. Checked airflow and temperature split airflow and temperature split are both appropriate; 20° temperature split is present in the home. Went into attic to inspect ductwork and insulation. Ductwork is intact. However, the insulation on the ductwork is the older R4.2. The insulation itself in the attic is running low; attached photos, and informed Dennis that adding new insulation to bring it up to today’s standard and replace what has deteriorated overtime would be best; he stated that due to the system operating properly on most days he will think about it and let us know if he would like to proceed.
Upon arrival client stated that the back rooms vents aren’t working. I’ve checked the vents and I did feel airflow coming out I’ve also checked the delta T and was receiving 20. There’s about 4 filters in this home and all of the filters are dirty. Replacing all the filters may help out with airflow. I went on the roof where the unit is located and inspected the Evap coil and blower motor. Both are dirty and could be causing an airflow issue. The system is also 21 years old and it’s at the age where it could start failing. The back rooms where the client stated there’s no airflow we could possibly install mini-splits as a solution since the ac works fine for the rest of the home. I’ve also noticed a portable unit in one room but the exhaust vent isn’t hooked up which makes the room the same temperature. First thing I recommend is replacing the filters. If that doesn’t solve the problem then I would recommend installing mini splits. Overall the system is on the older side which makes it

System is not operating properly upon arrival. spoke with Lauren’s husband, he says the system cools the home, but takes a very long time to cooler home and not very much cold air comes out the vents. I first started with the temperature split test and I noticed it was about 8° split. I checked the filter and I noticed that it was dirty so I asked if they had a replacement. Went to the outside condenser unit and noticed it was very dirty so I hosted down for a while to get all the debris off the coils. I then check temperature test again and noticed that it was still around 10° split. I then checked refrigerant levels and noticed that pressures were low. evaporator coil did not have a lot of debris buildup. Blower had a bit of dust. Recommended adding a UV seal and 3 pounds of refrigerant. I ran and tested system. Temperature split was between 18 to 20°. System is operating normally. Recommended adding our CCC membership program to come maintain his system twice a year and take advant

Installed 10” damper to master bedroom
Arrived on site to perform maintenance on a system built in 1998. Arrival system is running and presenting a 17° temperature split. What system run while install was checking airflow at vents. Removed high voltage from compressor outside and inspected capacitor as well as contactor. Capacitor has fallen out of range to prevent breakdowns should be replaced. Contactor doesn’t show any excess burning or pitting and is in relatively good condition. Outdoor fan motor and compressor are both pulling proper amperage. Outdoor fan motor has moderate rust buildup. Outdoor unit is mostly clean given its age. Line set insulation is starting to deteriorate, however, is still intact. Checked Ductwork in the attic, and there are a few sections that could use some improvements however, it is sealed and intact. Blower fan only has light dirt and it is pulling proper amperage as well. Minimal dirt present on the inside and outside of evaporator coil; much cleaner than expected for its age. Capacitor

Came to diagnose why ac was taking a while to cook the home. Judy says the thermostat takes an hour to cool her home. i first started with a temperature test and noticed 8 degree difference so i knew something was wrong. then i went to the outside unit and noticed the low side lineset wasn’t cold. I plugged in my gauges and noticed refrigerant levels were a bit low. i then added a pound of refrigerant. ran and tested system. temperature split returned to 20 degree split. Judy was very greatful and satisfied. system was left running upon departure.

Arrived on site to perform Diag on a seven-year-old air condition with a few years older Trane furnace. Upon arrival system powers on when to pull at the thermostat and within just a few minutes presents to 20° temperature split. Checked capacitor on outdoor unit as well as blower fan on within spec. Contactor shows no access burning or scarring at this time. Blower fan has moderate dirt however not to the degree that it is changing the shape of the blades which would reduce efficacy of air moving ability. Drain line has no buildup or debris and therefore the flood prevention switch is not full, which is also not part of the issue. Insulation in the attic is low and should be upgraded. Additionally, the ductwork is older and knockdown style steel and Mike asked about a potential duct cleaning. Matt says no cool air comes out of his vents. he says a sub electrician came out to do work on condenser a year and a half ago. upon start up i noticed the fan spun very slow and i couldn’t hear the compressor. i also noticed no refrigerant was flowing through lines. opened up unit to check amperage on motors and noticed capacitor wasn’t providing power to the fan motor or compressor. replaced out of range capacitor with a new capacitor. ran and tested amperage again. everything is operating normally and amperages are within range. temperature split was above 20 degrees. i also told matt about our CCC membership program and he was interested. collected payment and left system running upon departure.
MFG DATE: 2018 EQUIPMENT MFG: Lennox Upon arrival the client stated that the system has been okay but master room airflow is weak. The air filter is located hallway. The filter is in a okay condition. The duct work is located in attic . Ducting is sealed and intact. Attic insulation is good. Furnace is located attic. I removed the service panel from the unit. Tightened all electrical connections. Blower motor was measured at 3 amps Blower wheel is dusty. Return temperature was 71 degrees. Supply temperature was 46 degrees. Outdoor unit is located ground. Removed the service panel from the unit. Cleaned all debris from the electrical compartment. Tightened high voltage on the contactor switch. Contactor pads are pitted. The unit is equipped with a 40/10 MFD capacitor. The Capacitor is rated for a +/- 5 % and was measured at 39.9/9.6 MFD. Outdoor fan motor is rated for 1.7 max amps and was measured at 1.2 amps. The Compressor was measured at 5 amps and is rated for a max amp draw of 14.

System is not on upon arrival. Robert says that around Monday he started hearing a weird noise coming from the furnace. I started up the unit to see what was going on. thermostat is responsive and calling for cool. System started right up and blower. Motor seemed fine for about 2 to 5 minutes. Then blower fan stopped moving and a loud humming sound would come from the system. I double check the blower capacitor and it was still within range. Then I check the amperage going to the blower motor and I noticed that it was higher than normal. The humming, and the high amperage indicates the motor has failed, due to motor still thinking the fan had debris, still built up and the system was sending more power to the motor which caused the motor to fail due to too much amperage. I called Vicki and recommended her to either replace the blower motor or replace her whole furnace. I only recommended replacing the furnace because last year she paid for a new compressor for her condenser unit. Vicki
