Upon arrival the client stated that the system has been perfectly. The air filter is located in the ceiling. The filter is in a good condition. The duct work is located in in the attic. Ducting is sealed and intact. Attic insulation is ok. Air handler is located in the attic. I removed the service panel from the unit. Tightened all electrical connections. Blower motor was measured at .43 amps and was rated for .76 max amps. Blower wheel is clean. Indoor coil was clean. Return temperature was 73 degrees. Supply temperature was 98 degrees. Outdoor unit is located north side of the house on the ground. Removed the service panel from the unit. Cleaned all debris from the electrical compartment. Tightened high voltage on the contactor switch. Outdoor fan motor is rated for 2.43 max amps and was measured at 1.62 amps. The Compressor was measured at 13.8 amps and is rated for a max amp draw of 20 amps. Refrigerant type is 410. Refrigerant pressures were 122/489 with a 7.8 degree subcool. Outd

Arrived on site for tune up, on system we just did new duct work on and whole house fan. Talked with tenant about concerns on roof of drain line and what not, fixed drain line today by just seating it back together. Placed blocks under meets to help elevate the drain line to have correct slope. Let tenant know it’s not fully secure and for us to do it we would have to charge. Client stated she started to hear what sounded like paper, in the duct work. Checked duct and register, no obstruction and checked the blower compartment nothing stuck in blower, could hear the small amount of insulation at the coil/blower, but nothing stuck in unit. Check heat changer, did not see a lot of thermal stress on heat exchanger, exhaust h panel has a lot of rust at the panel, which is fine just made a note of it. Installing a 4 Ton Bosch Heat Pump Split system in attic. 10 & 2 duct replacement (see duct map). Adding in for November insulation promotion of 1000ft2 of insulation. New 240 V circuit and disconnect added into attic for Air Handler. New secondary drain pan with safety drain switch. Cap off existing gas line in attic. Outdoor unit includes, new 240 V disconnect with electric line and whip from condenser to disconnect. New safety leveling pad, with earthquake straps. Install Ecobee thermostat with system. All material, labor, permits, testing, and inspections are included in investment.

Arrived onsite for 10 year old heat pump split, Gibson back yard and closet. Removed panels for client to be able to access heat pump. Checked coil and blower both very clean, and running very well. Variable speed blower motor. Electrically all tight, heat strips installed. Arrived on site for 3 year old Lennox split, our install, closet and back yard. Talked with client about the system and how it’s been workin the past few years. Been running well and happy with it. Checked filter and filter is still good, replace next ac maintenance. Started tune up after talking with client. Did inform them I would be leaving an estimate for a surge protector as their system is now all electric.
