Arrived on site to perform maintenance on a 7 1/2-year-old system. Upon arrival system power is on when calling for heat at thermostat, complete a sequence of operations and begins to warm the home with a 39° temperature rise. Let system run for 15 minutes to ensure no error codes would populate on system and none did. Both capacitors on the inducer motor and blower motor are out of spec and were changed today. Igniter is showing proper resistance. Flame sensor was cleaned as part of the maintenance today. Pressure switch, and drain line are free of any debris or backups. Blower motor has light dirt however not enough to be currently impacting efficiency. Tested system after thorough evaluation and changing the capacitors and system is operating upon departure.

Installed surge, protector and overflow switch. I tested out the system to make sure it was working upon departure. And I’ve collected the payment total of 190 for today.

Arrived on site to perform tuneup on a 37-year-old 65% efficient furnace. System is running upon arrival and within a few moments of us arriving it reached the temperature It was set on the thermostat. Minimal safety switches are present due to the age of the system. High limit switches present and limit rollout switches did not trip. Heat exchanger shows signs of heat stress however no signs of cracking at this time. Blower motor was changed in the past and at that time, the screws were not put back into the bracket; put some screws into the bracket today for safety. There is no inducer motor on the system, and therefore no pressure switches. Igniter is showing proper resistance and the capacitor on the blower motor is in spec. Gas line has no sediment trap, which was not code at the time however could potentially cause issues with the gas valve down the road. System takes a while to start up after evaluation, which is normal for these 65% systems. Flu pipe has areas where there is

Upon arrival homeowner stated the system is working well. The furnace is located up in the attic and the condenser is located in the front yard. I went up in the attic disconnect at the service panel. I’ve cleaned any dust or debris. I’ve also checked all electrical connections to make sure they’re nice and secure and clean this flame sensor, the filter is also located up in the attic as well as the UV light, the filter and the UV light are due for a replacement. I disconnected the service panel for the condenser. The capacitor is rated for 75/5 + -5%. The capacitor was measured for 74.8/4.8 Mfd. The contactor had some pitting going on, so I went ahead and replace the contactor. As of right now the system is working properly. Upon departure I made sure the system kicked on after replacing the contactor.
Blew in insulation and built barrier around hvac system
I met with the client to conduct a heat load calculation and design a performance comfort system tailored to their needs. Additionally, I evaluated the current system setup, measured for the new system, and inspected the ductwork and airflow to ensure optimal comfort and performance.
Arrived on site to perform tuneup on a 10-year-old system. Upon arrival system power is on when calling for heat at the thermostat, complete its sequence of operations and runs until 4° temperature increase is achieved in the home with no error codes populating. Blower motor and inducer motor are pulling proper amperage; blower motor is clean and in good shape. Cleaned flame sensor and spark igniter today. Pressure switch is free of any debris or backups. Drain line has mild debris buildup and a cleaning was recommended. Capacitor on indoor unit is with inspect. However, the one on the outdoor unit is just out of range and should be changed as well. Burner assembly is clean and gas pressure is appropriate. Ducting is R6 in the attic and is sealed, however not strapped up. Insulation is very low and Donna had questions regarding an attic fan; put together options and Donna decided to move forward with the attic fan and the insulation. Advised Donna that we will have the installers strap
Upon arrival, homeowner stated the system is working well system is a package gas unit located in the backyard. I turned on the system and took amp draw of the blower motor and the inducer motor. Both were in range. I disconnected the service panel, cleaned any dust or debris on the electrical components. I disconnected the flame sensor and cleaned it. The flame sensor has permanent marks on it due to its age. I had inspected the Evap coil. The Evap coil has dirt build up on it and also starting to rust on the bottom. The blower motor also has dust buildup on it. I recommend having the blower motor cleaned as the dust caused it to work harder and use more energy. I’ve also inspected the heat exchanger. The heat exchanger has rust on each tube right at the seams. I recommend not running your heater as there might be a risk of you letting monoxide gas into your home due to the rust on your heat exchanger. I recommend having the system replaced for efficiency and safety.
Spoke with raul from Geary pacific tech support. Per Raul, change compressor, contactor, crank case heater, capacitor, and defrost board and add a hard start kit under warranty. He advised we vacuum out all refrigerant and weigh in fresh. He stated we must release liquid side port when breaking vacuum, not suction.
Upon arrival, homeowner stated that the system is working well, however, one of the vents in the bedroom has a ticking sound. The ticking sound wasn’t always there. It just started happening recently. I took a look at the register. I just did the flap, and the ticking sound went away. If the ticking sound for some reason comes back, you can try adjusting yourselves or we can replace it with a high velocity register. Upon departure the system is working well, and there is no ticking sound present as of right now. The air filter should be replaced as soon as possible. The air filter size is 20 x 20 x 1.
Arrived on site to perform full system tuneup on a 26-year-old system. Upon arrival system power is on when calling for heat, complete sequence of operations and begins to warm the home with a 42° temperature rise. Let system run for 15 minutes to ensure no error. Codes would populate on circuit board and no error code is populated. Inducer motor is pulling under 50% of the amperage which indicates it is in good condition. Pressure is free of any debris or backups. Igniter is pulling 70 ohms and should read between 50 and 100. Blower motor has mild debris buildup, and the capacitor is out of spec and should be changed. Flame sensor was cleaned as part of the tuneup today. Capacitor and contactor on outdoor unit are both out of spec and should be changed in order to prevent breakdowns of the air conditioner. Insulation is well below. The value required in today’s day and age to keep the home as comfortable as possible. Insulation should be added to the attic to keep the home more comf
