System is running upon arrival. Debbie has no issues with systems or airflow, but she does say that she’s going to need a new filter and UV light. Thermostat is responsive and calling for heat. furnace is located in attic with ductwork and insulation. Ductwork and insulation are in great condition. Filter and bulb to have to be replaced. Circuitboard shows no signs of electrical damage. Blower and inducer. Motor amperage is within range. Blower has slight dust. Flame sensor was cleaned off. Igniter ohms within range. Pressure switches are in operating condition. No signs of leaks coming from gas valves. Follow the sequence of operations and everything is operating normally. Temperature coming out the furnace comes out 120°. Will be returning Tuesday from 2 PM to 4 PM to install UV bulb and filter due to having the wrong size today. System was left running upon departure.

Furnace is located in attic with ductwork and insulation. Ductwork and insulation are original to the home but showed no signs of any defects. All electrical components were tightened up. Inducer motor amperage is higher than normal. pressure switches are operating. No leaks coming from gas valve. Igniter is within range. Flame sensor was cleaned off. Flames are burning properly. Blower amperage is a little higher than normal. blower capacitors within range. Blower fan blades are dirty and should be cleaned. Also signs of oil coming out the blower motor. Temperature coming out the furnace is good. Recommend not spending more money on the system. Amar agreed and will let us know when he’s ready to upgrade his hvac system. System is left running upon departure
2.5 ton gas package unit.
Installed new capacitor and turned system on. Checked amperage on motors once the system was running and the compressor is pulling around 65% of its maximum; the fan is doing about the same. Given those amperage readings; it was likely just an older capacitor. Text temperature split as well and system is providing an 18+ degree temperature split. Checked air filter and air filter is dirty; advised tenants change the 20 x 25 x 1 air filter. System is operating upon departure.

Arrived on site to perform maintenance on a four-year-old system. Upon arrival system powers on when calling for heat at thermostat at both zones. System complete sequence of operations and begins to warm the home with a 40° temperature rise. System run for 15+ minutes while checking motor amperage and ensuring no fault codes on circuit board. Inspected UV lights, separate control board and there is a small burn on the back which may be the reason why the thermostat shows inconsistent readings on the filter and UV lights lifespan. Flame sensor is clean today and the igniter is showing proper resistance. Capacitor on inducer motor is within spec. All motors are pulling proper amperage. Motor is very clean; in like-new condition. Small drip coming from breather tube part of flue pipe; re-sealed with new silicone today. Ductwork is in good shape and insulation is OK. Tested system after thorough evaluation and system is operating upon departure

75 gallon gas water heater.
Arrived on site to perform maintenance on two six-year-old furnaces. Both are located in the attic. Both systems power on when calling for heat at thermostat, complete their sequences of operations and begin to warm the home. Let both systems run for 15 minutes while inspecting amperage on primary motors; both motors are operating as they should. Inducer motor has a 5Mfd capacitor and they both in spec. No signs of burning are present on either circuit board; neither blower fan has too much to build up. Both igniters are within the range. They’re supposed to be in and both flame sensors are clean. Temp rise on both systems is between 37 and 39°. Ductwork and insulation are like new in great shape. Both systems have a UV light purification system, and both are operating as they should. Tightened all Connections in both systems today. Tested both systems after thorough evaluation and both systems operate properly upon departure.

April air filter was dirty and replaced with a new one supplied by Andrea. Ductwork is original to the home and insulation. No signs of any defects, all ductwork is strapped up. Inducer motor amperage is within range and capacitor is also within range. Pressure switches are operating. No leaks coming from gas valves or lines. Flame ports were brushed off. Flame sensor was pulled out and cleaned. Igniter is within range. Blower is beginning to show a bit of debris. Capacitor is blown on outdoor unit, which is why the outdoor fan is not turning on. Potential other damage possible however property management company did not answer my phone call to explain to them that the capacitor had failed or how much it would cost. Capacitor needs to be replaced for me to do further evaluation. Estimate was sent to property management company. Tenant in home stated that property management company typically has to reach out to the homeowner prior to approving work. Estimates were sent, and fuses were left in the opposition to prevent any potential damage. System is not running upon departure.

Upon arrival system system powers on when calling for heat at both thermostats, completes its sequence of operations and begins to warm the home with no signs of errors or poor airflow. Let system run for 15+ minutes while inspecting motor amperage as well as ensuring no high limit errors. Inducer motor is pulling around 80% to its maximum; blower motor is pulling closer to 90%. Blower motors should pull no more than 70% of the maximum reading on the tag in this indicates the blower motor may fail. Andrew had stated that more water was coming out of his secondary drain line was primary drain line during AC season; noticed that drain line was tilted back directly at The section where it comes off of the coil; removed the strap that was holding it there and tilted it back down as it may have shifted overtime. System is not functioning upon arrival. Both thermostats are showing no power sent to R. Kenny says this started last night. I went up to the attic to check power to the furnace and to circuit board/zoning board. I noticed that at the beginning there was no power being sent to the furnace. I double checked the three amp fuse, and it was still good, not blown. I noticed there was tape on the door switch so I began to remove the tape and the system came back on. I then tried to turn on and off the SSU switch and furnace would not shut off. A 15 amp fuse in the SSU is still good. SSU Hass to be replaced due to the short in the inside wires, causing to bypass SSU and/or switch. Keep in the system either on or off. Let Kenny know the importance of having a new SSU to not cause damage to the system if there’s another short. He doesn’t want work done today, but will let us know, as soon as he’s ready since system is still running right now. I let him know that this issue could happen within a

System is not operating properly upon arrival. Kao states that his blower motor is coming off the mounting on the blower assembly, causing it to scrape and make a very loud noise. I went up to the attic to confirm his discoveries. He said a different company had quoted him for a new blower motor and blower assembly. I noticed that all the oil leaked out of the blower motor and the sound he was listening to was the bearings scraping against one another. Blower fan was intact to the blower assembly. No signs of scraping coming from the fan blades. Recommended replacing blower motor as well as getting the blower fan cleaned. Because it was dirty it caused amperage to rise and blow the capacitor as well as the motor. I also got Kao interested in heat pumps because I recommended him not spending more than $500 on the system this old. He said he would give us a call if he’s interested in going with the repairs or having someone come out to talk to my new systems. System was left as is upon d

Attic insulation is okay. Furnace is located closet. I removed the service panel from the unit. Tightened all electrical connections. Blower motor was measured at 5.9 amps Blower wheel is dirty. Indoor coil is super dirty. Return temperature was 70 degrees. Supply temperature was 56 degrees. Outdoor unit is located ground. Removed the service panel from the unit. Contactor pads are are burned and pitted. The unit is equipped with a 45/5 MFD capacitor. The Capacitor is rated for a +/- 6 % and was measured at 43/4.9 MFD. capacitor has rusty terminals. Outdoor fan motor is rated for 1.2 max amps and was measured at 1.4 amps. The CFM is super rusty The Compressor was measured at 9 amps and is rated for a max amp draw of 16 amps. Refrigerant type is r22. Refrigerant pressures were 56/185 with a 17 degree subco

Upon arrival, both systems power on when calling for heat at the thermostat, complete the respective sequences of operations and begin to warm the home with no error codes present on either circuit board. Downstairs unit is closer to the access; upstairs unit is further from the access. Both blower fans are mostly clean with minimal debris buildup. DOWNSTAIRS SYSTEM Blower motor is showing some grease leaking into the fan wheel itself from the motor; this indicates the motor is failing and could go out in the future. Capacitor for this fan is out of spec. Inducer motor is also pulling high amperage and its capacitor is out of range as well. Recommended replacing both capacitors to keep system operating. Gas pressure and igniter are both within the specified range. Flame sensor is clean. Temp rise is 38°. Secondary heat exchanger has minimal signs of rust present however it is present. Performed follow up visit for Michael. Symptoms described could not be replicated but sound like the iComfort thermostat software is either glitching when switching in and out of away more or not constantly receiving power as the zoning board does not have its own transformer. Recommended leaving system out of away mode and seeing if it corrects the issues. Next steps would be to add a transformer and possibly replace zoning system and thermostats. System is 10 years and 4 months old and as such is out of warranty. Recommended saving for new HVAC system and replacing the whole thing with a fully communicating Daikin.
