System is running upon arrival. Alex and Claudia have no issues with their system or airflow. They have washable filters and recently washed it out yesterday. Thermostat is responsive and calling for heat. Package unit is located on roof. circuitboard is free from any electrical damage. Surge protector is present and still in working condition. Inducer motor amperage is within range and capacitors within range. Pressure switches are operating normally. no leaks coming from gas valve. Flame sensor was cleaned off. Blower is dirty and should be cleaned. Amperage on blower is within range. capacitor is within range, but should be replaced to avoid any complications this winter. Recommended a better filtration system, a pure air polarizer. Also recommended cleaning the blower and adding a new capacitor. Adam agreed. I made sure blower was cleaned and starter was replaced. Arrived on site to perform maintenance on 2, 20+ year-old heating systems. Upon arrival, both systems power on when calling for heat at the thermostat, complete the respective sequences of operations and begin to warm the home with no error codes present on either circuit board. Downstairs unit is closer to the access; upstairs unit is further from the access. Both blower fans are mostly clean with minimal debris buildup. DOWNSTAIRS SYSTEM Blower motor is showing some grease leaking into the fan wheel itself from the motor; this indicates the motor is failing and could go out in the future. Capacitor for this fan is out of spec. Inducer motor is also pulling high amperage and its capacitor is out of range as well. Recommended replacing both capacitors to keep system operating. Gas pressure and igniter are both within the specified range. Flame sensor is clean. Temp rise is 38°. Secondary heat exchanger has minimal signs of rust present however it is present. Performed follow up visit for Michael. Symptoms described could not be replicated but sound like the iComfort thermostat software is either glitching when switching in and out of away more or not constantly receiving power as the zoning board does not have its own transformer. Recommended leaving system out of away mode and seeing if it corrects the issues. Next steps would be to add a transformer and possibly replace zoning system and thermostats. System is 10 years and 4 months old and as such is out of warranty. Recommended saving for new HVAC system and replacing the whole thing with a fully communicating Daikin.

22-year-old System is running upon arrival. came to provide duct cleaning estimate for Emma, because she says that whenever AC is running, she tends to sneeze a lot. I first started by checking out the vents, including return vent. All vents show light debris on the grills. Then I check the filter, light debris on filter and inside return duct. Emma says her husband changes filters regularly. I recommended the dynamic air cleaner for a better filtration option and to help reduce allergies and keep your system clean. I went up to the attic to check blower fan. Fan blades are dirty and blower motor is showing signs of leaking oil. System and ductwork are 22 years old. I highly recommended a blower cleaning to be able to provide cleaner air to the home and not blow dust in through the vents. return call, came to look at refrigerant pressures due to last visit, coil and compressor were frozen. I checked refrigerant levels and they were low. I recommend doing a leak search to verify exactly where the leak is and then go from there whether it’s to replace/repair wherever the leak is or just by adding UV leak seal with refrigerant. Gloria didn’t want to get the leak search done today and refused diagnostic fee, even though she wasn’t charged last visit. System was left as is upon departure.
Upon arrival client stated that the out door unit won’t turn on. I quickly noticed that indoor and outdoor weren’t turning on. I went up in that attic and found 2 wires that were melted. I repaired the wires and the system turned right on.
System is operating upon arrival. Jolie says she has an issue with airflow upstairs in her mothers bedroom. She says that it’s colder in her mothers bedroom, then the rest of the rooms upstairs. She says they typically leave the upstairs thermostat at 75°. I first checked temperature split upstairs and noticed that Jolie’s bedroom is cooler than her mother’s bedroom. But her mothers bedroom also has a bathroom which also has a vent. I recommended either turning the thermostat a little higher at nights when Jolie’s mother feels cold and or adding a damper to the duct run Heading to Jolie’s mother’s room and bathroom. Jolie says she’s going to try the higher temperature at night first before having a damper installed. Collected trip fee. System was left running upon departure.

System is not operating properly upon arrival. temp split was at 7 degrees. I went up to the package unit to recheck components and refrigerant levels. Capacitor still within range. All other components are within spec. Then i was going to check refrigerant but noticed that the compressor was frozen before plugging in my gauges. I then opened the evaporative coil and blower compartment and noticed the evaporative coil was frozen up/block of ice. Recommend defrosting the system in order to check refrigerant levels, Gloria refused and said she wouldn’t have her tenants run the system all weekend and it should defrost by then. I also checked ductwork and everything seemed fine up in the attic but when i checked inside the return duct i noticed the return duct was smaller, supplying less air to the system and i also noticed a hole in the duct. Gloria said a different company had replaced all ductwork about a year or 2 ago but doesn’t look new besides 1 duct that i was able to see. recommen
Upon arrival thermostat was blank. Checked circuit board and no 24v present. Checked for 120v and none present. Checked furnace breaker and it was tripped. Reset breaker and checked for 120v. 120v present. Checked for 24 v after engaging door safety switch and 24v was present. Put system back together and waited for thermostat delay. System turned on. Let run for several minutes and is running upon departure

System is operating upon arrival. Ashley wanted me to quote her for adjusting her camper to her mothers room and checking out why the furnace was leaking water. System is one year old. Furnace is located up in attic with ductwork in insulation. I located the damper and noticed that it was open. I opened up the furnace and I noticed the rust buildup from previous water. I noticed that it was coming from the flue pipe because the flue pipe is aiming downward when it’s supposed to be aiming upward. Check to level on pipe. Came up with a few recommendations for Ashley. She is also interested in getting either a different size duct going through her wall to her mothers bedroom on the first floor or a mini split for her mothers bedroom. collect the trip fee and recommended joining our CCC membership program. System was left running upon departure.
System is not operating properly upon arrival. Temp split was off at first start up. Went up to the package unit on the roof to check. Components, everything was within manufacture code. I checked for any air blockage/restriction and none was present. Proper airflow going to the evaporator coil. No signs of any freezing on any lines. When I reconnected to disconnect box and ran the system for about five minutes I noticed condensation on the evaporator coil so I went back down inside to do a temperature test and it was around 12° split. Filter was replaced a month ago. I then went out with my gauges to check pressures and noticed that they were higher than normal, indicating a blockage in the refrigerant lines, not sure where. Jeff says that, the evaporator coil was replaced about a year ago from a different company. I recommended him calling the company to see if they could do the repairs, replacing both coils, compressor, TX, V, and dryer filter under warranty. I also recommended spea
After doing my throw evaluation on the systems, I noticed that the disconnect box for the downstairs unit outside, was pretty burnt up with electrical damage, causing pitting, and should definitely be replaced to avoid any future electrical damage to the system. Because of that, it caused the contactor inside the system to burn up, and also cause pitting. The upstairs unit’s contactor also shows signs of electrical damage. Both contactors should be replaced to avoid getting stuck open or closed, causing the system not to turn on, or shut off. Upstairs unit has a hard start kit which is allowing it to have lower amperage at start up vs downstairs unit does not have a hard start kit and it’s highly recommended since it is pulling high amperage at start up and while it’s running. we don’t recommend spending more than $500 on a system that is 15 years or older, but when I spoke with Katie, when I did the tuneups, she let me know that they want to have the systems running as long as possibl

Both return filters were semi-dirty, but should definitely be replaced. Packaging is located on roof. I disconnected the fuses from the disconnect box and reconnected them and system started right up. I then took amperage on compressor and fan motor and noticed they were higher than normal, definitely higher at start up. Recommend adding a hard start kit to relieve some stress from the high amperage on the system and not cause it to go on rotor lock. The rest of the components seemed good, not to cause rotor lock. Condenser coil was dirty and should be washed off to relieve more amperage. Spoke with Michael, Maureen‘s sun, and he says that he has to talk to the installer and do some research on the hard start kit. System reached a 20° temperature split.
