All electrical components were tightened up. Flame sensor was cleaned off. Burner assembly was brushed off. Sediment trap was cleared out of any gunk buildup. Condensate pump is an operating condition. Blower is still clean. Robb and Darian Are still interested in the cleaning, so I resend them the estimate and they will let me know whenever they want to get it done. System was left running up on departure.

Came to diagnosis system that was not heating home. Spoke with David’s daughter. She says that PG&E came out and said that the inducer motor wasn’t turning on and oxidation buildup on gas valve. I started up the system to see if it would go through sequence of operations. Inducer motor did not start up. Thermostat is responsive when calling for heat. Power from circuit Board is being sent to inducer motor but motor isn’t coming on. Amperage is present. 120 V is being sent from circuitboard. Indication of faulty, inducer motor. Unable to further check other components due to furnace not powering up. Also noticed further thorough evaluation that the igniter is out of range and blower starter is also out of range, both should be replaced to get system back up and running properly. Came to diagnose a faulty thermostat. S20 went blank. Need to replace with latest Lennox communicating thermostat S40. Signed, will come back to install thermostat when received. System was left as is upon departure.

Thermostat is responsive and calling for heat. Disposable filter was recently replaced a month ago by Elaine. I highly recommended filters be replaced every 2 to 3 months. Furnace is located up in attic with ductwork and insulation. Ductwork and insulation are original to the home. I recommended replacing ductwork to increase airflow to her master bedroom. Furnace powers up and goes through sequence of operation. Amperage on inducer and blower motor are within range. Inducer capacitor is also within range. Pressure switches are operating condition. Igniter within range. Flame sensor was cleaned off. Blower still clean but shows minor debris. Recommended adding an air cleaner to keep the system clean as well as providing better. Came to diagnose a possible non-heating system. Mark says that these past two weeks the system has been having trouble keeping up with temperature in the morning. I double checked temperature split and it was at 20°. I double checked evaporative coil and condenser coil with UV light and no UV dye was present. And I also double checked refrigerant levels and levels were good. I did happen to notice that insulation in the attic is very low and could use more insulation to keep the temperature in the house more and have the system running less. I also noticed that the thermostat is very basic and they could use a smart thermostat to be able to start up the system earlier before they wake up or get out of bed. Mark’s wife says it takes about 30 minutes for the system to warm up the home after it started up in the morning. Carrie Was only interested in getting estimates for replacement as the system is 32 years old. System is a 4 ton gas package unit around the back of the home. With modern design, there should not be any obstructions to getting a new unit back there. Put together a Daikin and a Goodman system that are the same efficiency and explained the difference in that Daikin Has longer warranties and a few other minor differences than the Goodman, which is why it is more expensive. Also put together a higher efficiency Goodman system to contrast what a higher efficiency might cost in case Carrie would like to go with something more efficient Additionally, I put together an estimate for a heat pump package unit to replace the gas heating in the home. A heat pump uses the air conditioner, compressor and refrigerant in reverse to warm up the home as well as cool the home. Carrie will discuss her options with her family and let us know how she would like to proceed.

Furnace tune up completed. The air filter is located in the hallway. The filter has been replaced. The furnace is located up on the roof. I removed the service panel, checked all electrical components and cleaned any dust or debris. I've cleaned the flame sensor. The blower motors are both dirty. The motor for the RHEEM is leaking oil which is a sign that the motor is overheating. The blower motor was measured at 1.9 and 2 amps. The inducer motor was measured at 2 amps. As of right now the system is working properly. Both blower motors are dirty and should be cleaned. Both circuits boards have browning on it. They are working without any issues right now however they have a higher chance of going out. The inducer motor for the RHEEM is leaking oil as well. Replace your filters more frequently. This will help your IAQ as well as your energy bill

I did mention that the ductwork heading to the third floor is closer to the system and there’s more vents in that one room. Both furnaces, power up and go through sequence of operation.
